Pay to play: West Palm Beach to get another private membership club

As The Palm Beach Post reported this week, real estate titan Stephen Ross plans a private membership club along the Intracoastal Waterway and next to the Palm Harbor Marina.
The Related Ross firm in West Palm Beach and Leisure Resorts LLC of Hartford, Ct., are working on a joint venture plan to build a four-story building on a parking lot site, Kenneth Himmel, president of Related Ross, a real estate firm led by Miami Dolphins' owner Ross, told The Post.
West Palm Beach, once the plain sister city to ritzy Palm Beach across the bridges, is becoming a favored destination in its own right for high-end businesses and wealthy residents. They, in turn, are attracting luxury real estate developers, upscale eateries and a spate of boutique businesses catering to the rich.

With the city's rising status, private club operators see fertile ground for an amenity that will glam up the environs even more — and meet demand for the preferred treatment that some residents are used to enjoying up north.
Here are other private clubs in the area, or in the works:
Biba Social on Belvedere Road, West Palm Beach
Biba Social is expected to open this year at 320 Belvedere Road, with a stylish restaurant operator from the French Riviera at the helm.
Biba Social is at the historic Hotel Biba, formerly the Mount Vernon Motor Lodge.
Nestled just off South Dixie Highway, this exclusive retreat blends high-end hospitality with curated community, offering a Thai-Japanese restaurant by Monaco’s MayaBay Group, a rooftop cigar lounge, poolside bar, and boutique hotel suites.

Designed to evoke the French Riviera, the club aims to attract affluent locals and newcomers seeking privacy, prestige, and connection.
Bellini Rooftop Lounge, West Palm Beach
The Bellini Rooftop Lounge is set to open in late 2027 at 320 Lakeview Ave. The club is part of the 27-story Mr. C Hotel & Residences being built by Terra Group and the Morrison family, in partnership with members of the famed Cipriani family.
Membership in the club will be pricey, costing a few thousand dollars.
Cove Club, West Palm Beach
The Cove Club opened December 2024 along North Flagler Drive in the new Icon Marina Village apartment complex.
Carriage House, Palm Beach
The newest club on Palm Beach opened in 2022 on South County Road in landmarked buildings by architects Addison Mizner and Maurice Fatio.

Membership, which started at $250,000, now reportedly costs in the $400,000s. For that kind of cash, members have access to private gathering, drinking and dining spaces set amid gem-colored interiors of tile, stone and textiles.
Nora District, West Palm Beach
Another private club is slated to be built at the $1 billion Nora dining and entertainment district, just north of the downtown.
